- Planning/Consulting Services: Community Housing Initiatives, Inc. works with communities to identify needs, strategies and best bets for resolving housing issues.
- Project Feasibility Studies: Community Housing Initiatives, Inc. conducts extensive financial feasibility studies on each housing project. CHI also develops and writes all necessary financing proposals.
- Project Development Services: Community Housing Initiatives, Inc. acts as a developer or consultant for projects. Staff define the scope of construction, select an architect and general contractor, review project designs, develop market plans and oversee construction budgets and schedules.
- Historic Preservation: For more than 10 years, Community Housing Initiatives, Inc. has been a leader in adaptive re-use of historically significant structures using state and federal historic preservation incentives.
- Ownership and Property Management: Community Housing Initiatives, Inc. is involved as either owner or general partner in nearly all projects completed. Professional staff manage projects, including trained property managers and maintenance personnel.
- Single-Family Homeownership Training: For the past two years, Community Housing Initiatives, Inc. has helped people become first time homebuyers in northwest Iowa by educating them through our first time homebuyers' education classes. In Fall 2008, CHI has added a lease- to-purchase program in Clay County with hopes to expand statewide.
- Foreclosure Prevention Services: In Spring 2008, Community Housing Initiatives, Inc. joined the Iowa Mortgage Help Hotline team in assisting Iowans with their mortgages to help keep them in their homes.
