Regardless of your move in date, rent is due the 1st of the month.

No. Security deposits are used for damages incurred in the units at the time of your move out and cannot be used as lastmonth’s rent.

Deposit accounting is processed within 30 days of yourmove out date.

While it is not required, we strongly suggest all renters carry renters insurance.

Payment made online is thepreferred method. Can add a link to the resident portal here as well.

Example: Using either the Rent Café resident mobile app or our resident portal on our website, log in to your account and simply click Maintenance. You will then be able to enter your service request. Please be sure and select if you grant permission for the maintenance team to enter. Regular maintenance is completed Monday - Friday 9 a.m. to 5 p.m.

We do not allow pets to be at most of our properties. The exception tothis would be our Senior Housing Properties, where pets are allowed with a $300 Non-Refundable Pet Deposit.

There is no smoking in any unit. There are designated smoking areas.

Q. What does affordable housing actually mean, and how will I know if I qualify?

A generally accepted guideline is that housing is affordable if it does not cost more than one third of a household’s total income. Safe, decent, and affordable housing stabilizes families and is related to better health outcomes. Having affordable housing in communities bolsters economic growth by ensuring all segments of the workforce have a quality place to live. Q. What can I do to ensure a smooth application process?

Nearly all of our properties offer online applications. Please visit our How to apply page to learn more about what documentation is required. This will help alleviate unknowns about the process which takes time and patience (and the timely cooperation of employers, banks, and other organizations involved in verifying your application). In order to provide the quality of housing we offer residents across Iowa, it’s imperative that our application processes be performed in strict accordance with each property’s unique Tenant Selection Plan.
