Staff of Community Housing Initiatives (CHI) are preparing to accept applications for residency at Southern Pointe Apartments, a new apartment community located at 902 13th St. SW in Spencer beginning November 1. Currently under construction, these 30 new apartments and townhomes will all be available for move in by December, according to Community Housing Initiatives, Inc., (CHI) the project’s developer.
As one of the most energy efficient properties the nonprofit CHI has ever offered, Southern Pointe is designed with today’s residents in mind. Apartments feature high ceilings and large windows that highlight the spacious floor plans. Complementary internet access, in-unit laundry, and a one-car garage are standard for every apartment. An interior courtyard with the playground creates a unique community space for the property, and an elevator allows barrier-free access to the second floor.
“Having done business in the area for over 20 years, we know the community has long had a shortage of three and four bedroom apartments, and this project is an important opportunity to help fill that niche,” said Kris Vodraska, who is managing construction at Southern Pointe. “These apartments are built for efficiency and comfort, and they’re built to last. We can’t wait to show them off.”
Community Housing Initiatives will begin accepting applications for Southern Pointe Apartments on its website, www.chihousing.com, on November 1. The property will be locally managed by CHI’s Spencer office, and people interested in the property can also call for information at 712-262-5695. Accessible apartments are available and CHI is an equal housing opportunity provider.
A ribbon cutting for Southern Pointe and public tours will be held on Wednesday, December 14. The public is invited to tour the property and view apartments from 4-7 p.m.
Income restrictions will apply to 27 of 30 apartments at Southern Pointe, and the remaining 3 are available at “market rate” without restrictions. Details about income restrictions and other leasing policies can be found at www.chihousing.com; CHI does accept rental assistance.

Founded just more than 20 years ago in Graettinger, Community Housing Initiatives is one of Iowa’s leading nonprofit providers of affordable housing. CHI opened our first apartments in Spencer in 1994 and notable projects in the area since have included the conversion of the old Spencer Middle School into apartments in 2009 and major improvements to River West Apartments in Milford completed in 2014. CHI acquired Spencer Manor, one bedroom apartments for seniors, in May of 2015. When Southern Pointe opens, we will offer a total of 140 apartments in Spencer.
